I spent my first night in Tbilisi not entirely sure what kind of place I had booked. By the second morning I knew it was the best accommodation decision I made in Georgia. The old town is the right base for a first visit β everything walkable, the streets interesting enough that getting slightly lost is not a problem. Just know before you arrive that if you are driving, parking in the old town is a genuine headache.
Old Town (Kala and Abanotubani): Best Area for First-Time Visitors
- Best for: First-time visitors, couples, solo travelers, history lovers
- Vibe: Historic, walkable, lived-in
- Nightly rate: Guesthouses from 60β110 GEL, mid-range hotels from 160β280 GEL
- Transport: Easy β Narikala, Abanotubani, Rustaveli Avenue, and Fabrika all within walking distance. Bolt covers everything else.
The old town puts you inside the city rather than looking at it. The streets are narrow and uneven, the buildings a mix of carved wooden balconies and crumbling plaster walls. At night it quiets down faster than you expect. By 10pm the side streets are mostly empty. The main drag stays lively a little longer but this is not a loud neighbourhood to sleep in.
Tip
- If you are arriving by rental car, check whether your accommodation has parking before you book β street parking in the old town is limited and frustrating
- The area around Shota Nishnianidze Street is a good pocket β close to the sulphur baths, easy walking distance to the cable car and fortress
Babilina B&B: The One I Would Book Again
- Type: Family-run guesthouse and homestay
- Location: 31 Shota Nishnianidze Street, Old Town, Tbilisi
- Best for: Solo travelers, couples, anyone who wants a real local experience over a hotel stay
- Budget: Guesthouse pricing β affordable for the old town location
Babilina was the best place I stayed across the entire Georgia trip. It is a proper homestay β the kind where the hosts remember your name by day two and you leave feeling like you imposed on people who genuinely did not mind. The location on Shota Nishnianidze Street puts you right in the heart of the old town, a short walk from the fortress cable car and the sulphur bath district. It is not a hotel. That is the point.
Tip
- Find them on Google Maps
- Book directly or contact them via the listing β this is the kind of place that fills up through word of mouth
- Book at least 4β6 weeks ahead during September and October when the old town is at its busiest
Rustaveli and City Centre: Mid-Range and Business Hotels
- Best for: Travelers who want more modern amenities, easier parking, and a central but less historic feel
- Vibe: Urban, walkable, mix of old and new
- Nightly rate: Mid-range hotels from 160β300 GEL per night
- Transport: Easy β metro access, Bolt, and walking distance to Rustaveli Avenue and Liberty Square
The area around Rustaveli Avenue is a step more modern than the old town without being far from it. The avenue itself is wide and tree-lined, with the opera house, national museum, and parliament building along its length. Hotels here tend to be larger and more formal. Parking is still not straightforward but slightly more manageable than the old town’s tightest streets.
Budget Stays: Guesthouses and Hostels in the Old Town
- Best for: Solo budget travelers, backpackers
- Nightly rate: Dorm beds from 35β50 GEL, private rooms from 60β90 GEL
- Area: Old town and Fabrika district
- Transport: Easy β both areas are walkable to the main sights
The old town has enough small guesthouses and family-run homestays that budget travelers Do not need to compromise on location. Fabrika, the converted factory complex on Egnate Ninoshvili Street, has a hostel built into the complex with a courtyard full of cafes and activity outside. It suits travelers who want a social base rather than a quiet one.
Tip
- Fabrika Hostel is the most social budget option in the city β good for solo travelers who want to meet people
- Small family guesthouses in the old town offer better value and more local feel than most listed hostels at similar prices
My Pick
Book Babilina if it is available. If it is full, find another small family guesthouse on or near Shota Nishnianidze Street in the old town. The location and the human quality of a homestay stay with you longer than any hotel room would. If you want a leafier, more residential vibe away from the tourist center, look for options in the Vera neighborhood. Just sort the parking situation before you arrive if you have a rental car.
